While many people put their water heaters on autopilot, the truth is that neglecting regular maintenance can lead to cold showers and, worse, premature system failure. This guide covers essential maintenance tips, plus common signs that it might be time for a system upgrade.

Why Water Heater Maintenance Is Essential

Energy Efficiency

Over time, minerals and debris can accumulate at the bottom of your water heater tank. In addition to corroding the liner, this sediment creates an insulating layer that forces your system to work harder to compensate for heat loss. Regular maintenance clears your tank, reducing energy bills and improving performance.

Longer Lifespan

A well-maintained hot water heater can last 15 years—sometimes longer. A neglected unit can fail in half that time, especially if you live in a region with mineral-dense water. Ongoing water heater maintenance ensures you get more out of your system by protecting it against stress and corrosion.

Fewer Repairs

Water heater maintenance also ensures you catch minor issues before they become major disasters. Even simple preventative measures, such as checking connections, draining tanks, and inspecting valves, can prevent leaks, floods, or total system failures.

Greater Efficiency

Neglected water heater systems often struggle to maintain consistent temperatures, which means cold showers and higher energy bills. Basic maintenance keeps your system running at peak performance, saving you money month after month.

Water Heater Maintenance: The Basics

While we recommend scheduling annual checkups with a plumbing professional, tackling these maintenance tasks will help you avoid major repairs or system failures.

  • Check the temperature setting: Your water heater should be set at 120 degrees Fahrenheit for safety and efficiency. Higher temperatures waste energy and are a burn hazard.
  • Flush your tank annually: To flush, attach a garden hose to the drain valve at the bottom of your tank, let the water run until it's clear, then refill the tank. This will remove the sediment that reduces efficiency and causes corrosion.
  • Test the pressure relief valve: This safety feature releases pressure if it becomes too high inside the tank. To test, simply lift the pressure valve lever and release it. Hot water should flow into the drainpipe. If it doesn’t, the valve may need replacement.
  • Check for leaks: Notice any water around the pipe connections or at the base of the tank? It may be time to call a water heater maintenance specialist. Even small leaks can lead to major problems if neglected.
  • Inspect for corrosion: Corrosion can happen both inside and outside the tank. Inside, it's often caused by a chemical reaction between minerals in your water and the tank's steel walls. Outside, it may appear around pipe fittings or at connection points. If you spot any rust or corrosion, contact a water heater maintenance tech.

Common Signs It’s Time to Replace Your Water Heater

Typically, water heaters give you plenty of warning that they're struggling to keep up with your household's demands. You just need to know the common signs to look for, which include:

Rusty or Discolored Water

Discolored water is one of the most common signals that it’s time to replace your water heater—especially if it only appears when you use hot water. Discolored water could indicate that the tank is corroding, and unfortunately, this problem typically can’t be reversed.

Age

We’ve seen water heaters last as many as 15+ years. However, if your tank is 10-12 years old, monitor its performance and condition. Does water take longer to heat? Do you see corrosion at the base of the tank? If so, it may be time for a water heater replacement.

Strange Odors or Sounds

If you detect a metallic or rotten egg odor coming from your hot water or hear strange gurgling or popping noises, it’s likely time for water heater replacement. These odors may signal bacteria growth, chemical reactions, or a struggling system that can’t keep up with demand.
