When your water heater is not heating, it’s easy to assume the worst. But not every water heater emergency requires panic—or even a call to a plumbing pro. Often, it’s a simple fix. If your water heater is not heating, here’s what to do.

Common Causes of a Water Heater Not Heating

Let’s start with the basics. Whether you have a gas or electric water heater not heating up, these are some of the usual suspects:

  • Thermostat trouble: If the thermostat is set too low or malfunctioning, your water won’t get hot enough—or stay hot enough for long. Confirm that your thermostat is set to 120°F. If the temperature is correct, but you’re still getting cold water, you may have a faulty thermostat.
  • Pilot light issues: Is your pilot light lit? If it’s out, simply follow the instructions on the tank to relight it. If the pilot light continues to go out, there may be an issue with the thermocouple or gas supply.
  • Tripped breaker: When your electric water heater isn’t heating up, start by checking your home’s circuit breaker box. A tripped breaker will completely shut down your system.
  • Broken heating element: Electric water heaters use one or two internal heating elements to warm up your water. If one stops working, so does the flow of hot water. Unfortunately, heating elements are located inside the tank and may require a professional to diagnose the issue.
  • New water heater not heating: It happens, even with new units. Common culprits include incorrect installation, wiring issues, or a defective thermostat.
  • Tankless water heater not heating: These systems often suffer from mineral buildup, flow sensor issues, or power supply problems. If your tankless system is running cold, we recommend calling a professional.

While some water heater issues are easy to troubleshoot, others are best left to a plumbing professional. Call a plumber if you notice any of the following:

Rusty Water or Strange Noises

Discolored water usually means rust inside the tank. Banging or popping sounds? That’s often hardened sediment rattling around as the water heats.

A Burned-Out Heating Element

If one element has failed, the other may not be far behind. A licensed plumber can test and replace them safely.

Long story short? If the fix isn’t obvious, or if your water heater is over 10 years old, it’s best to call a professional for water heater repair.

Prevention Tips

Most water heaters have a 10-year lifespan. So while you can’t make your system last forever, you can help it run better, longer with preventive maintenance:

  • Annual tank flush: Over time, sediment builds up at the bottom of water heater tanks. Draining your tank annually improves efficiency, reduces noise, and prevents system damage.
  • Inspect the anode rod: This metal rod attracts corrosion and protects the inside of your tank. If it’s heavily worn or coated, it’s time to replace it—usually every 3 to 5 years.
  • Schedule an annual inspection: A professional can spot small issues before they turn into big ones. It’s a quick visit that can add years to your system’s life.
